Dear FCHS Residents,

You will be aware that the Government has recently announced a second period of lockdown starting from this Thursday 5 November until the 2 December 2020.

In line with government advice, due to the ongoing public health concern around Covid-19 (Coronavirus), the TMO will once again have to restrict and amend the provision of some services the details of which have been outlined below.

REPAIRS

The TMO housing office is concentrating efforts on providing essential services only. As such, non-emergency repairs will not be raised during this period and any routine scheduled appointments will be placed on hold until further notice.

Face to face reporting of repairs at the office will be temporarily suspended due to closure of the office reception during this period, whilst essential repairs only, are to be reported via either:

In the event that you require an emergency repair after office hours, you will need to contact Southwark Council on 0800 952 4444 or 0207 525 2600.

Please note that if you or a member of your household display symptoms of Covid-19, you must disclose this prior to an operative visiting your home.

RENT PAYMENT/ SERVICE CHARGES

If you find that COVID-19 will impact your ability to make your rent payments, you are advised to discuss this with your Housing Officer by contacting 0207 378 0547.  Once again, you are reminded that we are unable to facilitate a face to face appointment at this time.

For leaseholders, help and advice is available from Southwark Council and accessible via its website at https://www.southwark.gov.uk/home-owners-services/service-charges.

ESTATE CLEANING

Estate cleaning schedules will remain unchanged during the lockdown period. TMO estate inspections separately, will be temporarily suspended and replaced with an ad hoc walk through of the estate by a member of our team.  Residents are actively encouraged to contact the TMO by phone or email to report any concerns noticed in relation to cleaning or grounds maintenance across the estate.

ANTI-SOCIAL BEHAVIOUR AND NOISE NUISANCE

If you identify individuals gathering in common areas or in playgrounds on the estate, you are advised to report such behaviour to the non-emergency police line by calling 101. Police are currently dispersing crowds and gatherings where possible.

If you wish to report a noise complaint, you can do so by contacting Southwark Council’s Noise Team on 0207 525 5777 (when the noise is occurring) or alternatively email the team at noiseandnuisance@southwark.gov.uk where a member of the team will discuss your case and give you advice.

SUPPORT FOR VULNERABLE RESIDENTS

The TMO are in contact with residents who are vulnerable and most likely to need support.  Vulnerability can be due to a range of personal attributes, including health conditions, disability and age. Should you consider yourself to be vulnerable and in need of help you are encouraged to contact the housing office on 0207 378 0547.

Alternatively, you may also wish to self-refer, or refer a neighbour by emailing covidsupport@southwark.gov.uk where you will be sent a form for completion. If you wish to put yourself forward to become a volunteer you can visit www.communitysouthwark.org .

For more advice, please contact Southwark Council on 0207 525 5000 or visit southwark.gov.uk/covidsupport

Finally, the most important action we must all take in avoiding the spread of Coronavirus is to stay home to protect lives and to protect the NHS.

Yours faithfully,

Fair Community Housing Services
